Home Entry & Address Information

All access instructions, home address, as well as lock codes and entry details, will be securely delivered via email 24 hours before your check-in.

Important – Gated Community Access

A gate pass QR code will be sent to you via email by a member of our team prior to check-in. Please be sure to screenshot, download, or print the QR code in advance, as it is required to access the neighborhood where your property is located. If you’re unable to locate your gate pass or experience any issues, please contact us, and we’ll assist right away.

Parking Details

This home offers ample parking for 3 vehicles in the garage and 2 vehicles in the driveway. Please note that roadside parking is not permitted at any time, in The Colony.

Please note: The driveway is long and winding—use caution, especially in winter.

Winter Driving Advisory

While neighborhood roads are regularly plowed during the winter season, snow and ice are common, and conditions can be slick. We strongly recommend an all-wheel drive or 4×4 vehicle during snowy months.

Things To Know

  • Heating Information

    To adjust the heat throughout the home:

    • The default temperature is set between 70–72°F for comfort.
    • To change the temperature, use the ▲ (up) or ▼ (down) arrows to your desired setting.
    • Be sure to select HOLD after adjusting—otherwise, the system will revert to its preset schedule.

    Thermostat Zones:
    Upstairs – Primary Bedroom, Office, Entry: Controlled by Zone 1 on the panel in the primary bedroom.
    Upstairs – Great Room, Bedroom Suite by Garage: Controlled by Zone 1 on the panel in the kitchen.
    Downstairs – Bunk Room, Bedroom, Hallway, Bottom Staircase: Controlled by Zone 2 on the panel in the primary bedroom or via the unit in hallway near bunk room.
    Downstairs – Family Room, Bedroom by Hot Tub: Controlled by Zone 2 on the panel in the kitchen or via the unit in hallway just past the theater screen.

  • Fireplace Use

    Great Room – Wood Burning Fireplace
    • This fireplace features a gas starter for easier ignition.
    • Use the gas key to start the fire, then remember to turn the gas off once the fire is lit.
    • Always ensure the flue is open before lighting the fire—this allows smoke to vent properly.
    • Firewood is located just outside the downstairs door, at the bottom of the steps.
    • A wood carrier is next to the fireplace to help bring wood upstairs.
    • A lighter is kept on top of the mantel for your convenience.

    Primary Bedroom – Gas Fireplace
    • Operates easily via a light switch located near the fireplace.

    Downstairs Family Room – Gas Fireplace
    • This fireplace also turns on and off using a nearby light switch.

  • Spa Instructions

    To use the hot tub:

    The hot tub will be serviced twice during a one-week stay. If it’s snowing, place the pump on top of the cover with the blue plastic spout facing away from the hot tub. This helps remove melted snow. If there’s no snow during your stay, the pump can remain off the cover. The property manager will stop by to clean the area around the hot tub to ensure the automatic cover opens and closes smoothly.

    There is a switch box on the rock column near the hot tub to open and close the cover. Do not change the hot tub’s mode settings—this may cause the water to cool down.

    Please be cautious of ice buildup around the hot tub area.

  • Double French Doors

    All the doors in the house that lead outside have to be latched when you close them by pulling the handle upwards.

    Be sure all double doors are opened correctly (the right side first, except for the front door) and closed and latched at night. If they aren’t latched correctly, they can swing open, especially in wind and storms. On all the doors except the front door, the left side usually stays closed or has to be closed, latched and locked first, then the right side. The left side of the front door opens first (from inside the house).

    Try not to lock the door from the garage into the house. If you do, by mistake, there is a key in the garage on the window sill.

  • In-Home Media System

    To use the Savant System:

    • There are 4 TVs connected to the Savant System: Primary Bedroom, Primary Bathroom, Great Room, and Theater Screen.

    • Control these TVs using the iTouch remotes (located in the Great Room, Primary Bedroom, and Theater Room) or by downloading the Savant App to your iPhone or iPad. The app is called "Savant" and must be used while connected to Wi-Fi.

    • To use the Savant App:
    Open the app, then select the room at the top center of the screen:
    Great Room (kitchen/dining/couch), Master Bed (bedroom with poster bed), Master Bath (bath with TV by tub), Family Room (theater screen – may take a minute or two to turn on).

    • Choose your input source: Dish, Apple TV, DVD, or Xbox (Xbox is only available in the Family Room/Theater).

    • Only one Apple TV stream can be played across the Savant system at a time, but it can display on the Primary Bedroom, Primary Bath, Great Room, and Theater Screen. To watch something different, choose DVR1, DVR2, DVD, or Xbox.

    • The upstairs guest room near the garage has a standalone Apple TV that is not connected to the Savant system.

    • TVs in the lower-level bedrooms are Smart TVs and operate independently—they are not connected to Savant or Dish.

    • The Great Room TV can also be used as a standalone Smart TV using the small Sony remote.

    • To play music via Savant: Select your desired room in the Savant app. If there’s no TV in the room, choose “Listen to Apple TV.” If there is a TV, choose “Watch Apple TV.” Then open your preferred music app (Apple Music, Spotify, etc.) and begin playing. You may be prompted to enter a code shown on the TV.

    • If Dish has no signal, snow may have collected on the dish. Contact the property manager to clear it. In the meantime, you can still watch Apple TV, a DVD, or use the Xbox. The dish is located just outside the ski room door, to the right.

  • Ski Access Info

    Ski Access Information:

    Ski Out Access:
    Always check lift and trail status before heading out, as conditions can change. Visit parkcitymountain.com or use the Epic app. Navigate to “Trail and Lift Status” and look for the Iron Mountain and Dreamcatcher sections. Under the Iron Mountain tab, check if the Snowonder trail is open—this is the trail that leads back to the house.

    To ski out, exit the ski room and go left through the trees (do not go down past the hot tub unless snow coverage is high). The ski-out trail runs just below and alongside the Snowonder trail until it merges. Once on Snowonder, the first lift you’ll reach is Dreamcatcher. If you continue, you’ll arrive at the Iron Mountain and Timberline lifts. The Iron Mountain lift is the fastest route to the Quicksilver gondola, which connects to the Park City side.

    There’s also a more advanced ski-out route down the middle of the property, past the open field and through the trees. This option is better suited for snowboarders and advanced skiers. It leads to Dreamcatcher as well but should only be attempted when snow levels are high enough to cover downed trees and steep areas. Follow existing tracks if available. *This option is not available in January 2026.*

    Ski In Access:
    The house is located off the Snowonder trail, which has multiple ways to return home.

    From the top of the Quicksilver gondola (mid-station), take Blaise’s Way to the Snowonder trail. From the top of the Dreamcatcher or Dreamscape lifts, follow signs to the Flat Iron lift. Once on Flat Iron, the Snowonder trail is the first stop.

    If you're coming from the top of Iron Mountain lift, ski to the Flat Iron lift and ride it the opposite direction—Snowonder trail will be the second stop.

    Once on Snowonder, 182 White Pine is the second house on the left. The easiest ski-in method is to slightly pass the house, then angle back in for a gentle turn or two—but choose the entry you're most comfortable with.

  • Trash & Recycling Details

    Trash and recycling bins are located alongside the garage — no need to move them.

    Pickup Days: Bins are brought to the curb on Mondays and returned to the garage on Tuesdays.

    Access Notice: Contractors will briefly access the property using secure codes to manage this service — please don’t be alarmed if you see them during these times.

  • House Guidelines & Quiet Hours

    Smoking: This home is strictly non-smoking — including all indoor areas, decks, and patios.

    Pets: Pets are only permitted with prior written approval from Luxe Haus. Additional pet fees may apply.

    Quiet Hours: The Colony observes quiet hours from 9:00 PM to 9:00 AM to ensure a peaceful environment for all guests and neighbors.

  • Weekly Maintenance Schedule

    Swim Spa Servicing: Scheduled weekly. Please note, the vendor will walk along the side of the home to access the hot tub.

    Trash Pickup: Trash is picked up every Tuesday.

    Snow Removal:Snow removal is managed by the HOA and will occur when accumulation reaches designated thresholds. Driveways and walkways will be cleared as conditions require — no action needed from guests. Please note: The snow plow comes very early in the morning, please ensure the blinds in the master bedroom are closed in order to prevent any sleep disturbance due to headlights during plowing.

  • Safety & Emergency Info

    Your safety is our top priority. In an emergency, please call 911 immediately. Once everyone is safe, notify the Luxe Haus team so we can further assist.

    A fire extinguisher and first aid kit is located under the kitchen sink for your convenience.

  • Sledding & Snowshoeing Information

    Several sleds are available just outside the ski room door. A great spot for sledding is straight through the middle of the property into the open field—as long as there is enough snow to fully cover the rocks. This area is generally safer and less likely to lead to any steep drop-offs.

    You can also sled from the ski-out trail down across the property, but please use caution and be mindful not to go too far, as it’s possible to go over an edge if you pick up too much speed.

    In the garage closet, you’ll find a couple of sleds that resemble a child’s booster seat. These are ideal for local hike/sled trails and should be used with helmets for added safety.

    There are also several sets of snowshoes hanging in the garage for your use—perfect for exploring the property or nearby trails on foot during snowy days.
