All access instructions, home address, as well as lock codes and entry details, will be securely delivered via email 24 hours before your check-in.

Parking Details

Grandview offers ample parking for 2 vehicles in the garage and 2 vehicles in the driveway. Please note that roadside parking is not permitted at any time, in The Colony.

Please note: The driveway at Grandview is steep and narrow—use caution, especially in winter. Avoid parking directly against the retaining wall, as snow buildup from the roof and wind patterns can fall unexpectedly. Heated driveway and patio surfaces have embedded sensors—do not park over them, or the snowmelt system won’t activate.

Winter Driving Advisory

While neighborhood roads are regularly plowed during the winter season, snow and ice are common, and conditions can be slick. We strongly recommend an all-wheel drive or 4×4 vehicle during snowy months.

Pet Policy
While this is a pet-friendly home, all pets must still be approved in advance by Luxe Haus. Guests staying here also have access to in-home veterinary care through our partnership with Mountain Town Veterinary Services.

Shipments
Shipments to the home are discouraged as delivery windows can be unreliable, especially in winter. Please contact our team in advance if you need to ship items so we can help coordinate.

Guests & Gatherings
Parties are not permitted without Luxe Haus approval. Please contact us if you're planning to have additional guests.

Things To Know

  • AC & Heating Information

    This home features radiant heating and Split AC units for year-round comfort.

    Heating
    The primary heating system is radiant heat, controlled via Honeywell wall panels throughout the home. Please follow these usage guidelines for safe operation:

    • Radiant heat responds slowly—avoid sudden or drastic temperature changes as it may damage flooring.
    • Keep radiant heat set to approximately 67°F during occupancy.
    • Adjust the temperature by no more than 2°F per day for safe and consistent comfort.
    • Use forced air for quick warmth; radiant heat is designed to maintain a base level of warmth.
    • Never turn off the radiant heat completely—doing so may cause floor or pipe damage.

    Air Conditioning
    Samsung split AC units are located in the great room, main-level master, downstairs game room, upstairs queen bedroom with ensuite, upstairs bunk room, and the apartment-adjacent room. Each unit has a Samsung remote for operation.

  • Ski Access Info

    Ski-in/ski-out access via the basement ski room leads directly onto the Pipe Dream ski run, which provides convenient access to the nearby Dreamcatcher lift.

  • Trash & Recycling Details

    Trash and recycling bins are located outside under the deck — no need to move them.

    Pickup Days: Bins are brought to the curb on Mondays and returned to the garage on Tuesdays.

    Access Notice: Contractors will briefly access the property using secure codes to manage this service — please don’t be alarmed if you see them during these times.

  • Fireplace Use

    There are multiple fireplaces throughout this home, offering warmth and ambiance in key living spaces and bedrooms. Please do not tamper with gas lines. If the pilot light goes out on any fireplace, contact the Luxe Haus team at 435-291-1402.
    Please follow the instructions below for safe use:

    Main Living Room Fireplace (Upstairs): Wood-burning, gas-assisted, and very sensitive.
    • Turn the gas valve only a quarter of the way to ignite.
    • Once the flame is established, turn the gas off immediately.
    • If the flame goes out, ensure the gas is fully off before carefully relighting.
    • Never leave gas running without a flame—this can cause dangerous gas buildup.
    • Guests may adjust flame height gently but should not force the valve.

    Downstairs Living Room Fireplace: Gas-operated, controlled by a Signature Command System remote.
    • Use the remote to ignite and adjust flame level.
    • Turn the gas fully off after use.

    Bedroom Fireplaces: All other fireplaces are gas-operated with toggle switches. Primary bedroom fireplace is the only unit that uses a remote to operate.
    • For all units except for the primary bedroom: flip the nearby wall switch to turn on/off.
    • For primary bedroom, please use the remote provided to operate.
    • Flame should appear immediately after unit is turned on—if not, wait a few minutes before retrying to allow gas to clear.

  • Elevator Operation

    To operate the elevator:

    • Press the call button to unlock and summon the elevator.
    • Wait for the indicator light and audible “click” before opening the door—otherwise, it will remain locked.
    • Capacity is approximately 500–700 lbs.
    • Never force the doors open.
    • Elevator is inspected annually and meets current safety standards.

  • Spa Instructions

    The spa is located in the backyard and is professionally maintained for your use. It can be controlled via the panel on the side of the unit.

  • Sauna & Steam Rooms

    Sauna & Steam Rooms

    This home offers a sauna and steam room experiences, located in both the primary lvel and lower level wellness area. Please review the instructions below for proper use.

    Primary Suite (Master Bathroom) Steam Room
    • Located inside the primary bathroom.
    • Controlled by a wall-mounted digital panel labeled Start/Stop, with temperature and timer settings.
    • Press Start/Stop once to activate the steam room.
    • Use the arrow buttons to adjust temperature and duration.
    • The system runs on an automatic 45-minute shutoff cycle.

    Downstairs Sauna
    • Controlled by a wall-mounted panel with Start/Stop and temperature controls.
    • Includes an AUX connection for optional music input.
    • Typical sessions run 45 minutes to 1 hour and shut off automatically.
    • Do not pour water directly onto the heating elements.

    Downstairs Steam Room
    • Operates similarly to the primary suite steam room.
    • Controlled by a digital panel with Start/Stop, temperature, and timer settings.
    • Guests may manually adjust temperature and session duration.

  • Outdoor Water Feature

    • The water feature is not operational during winter months.
    • Please do not attempt to turn it on—this can cause damage to the unit as well as the plumbing system.

  • Fine Art Notice

    • This home features curated artwork and sculptures—please enjoy visually, but refrain from handling or moving any pieces.
    • Many items are of significant value and require professional care for preservation and insurance purposes.

  • House Guidelines & Quiet Hours

    Smoking: Snow Pine is strictly non-smoking — including all indoor areas, decks, and patios.

    Pets: Pets are only permitted with prior written approval from Luxe Haus. Additional pet fees may apply.

    Quiet Hours: The Colony observes quiet hours from 9:00 PM to 9:00 AM to ensure a peaceful environment for all guests and neighbors.

  • Weekly Maintenance Schedule

    Swim Spa Servicing: Scheduled weekly. Please note, the vendor will walk along the side of the home to access the hot tub.

    Trash Pickup: Trash is picked up every Tuesday.

    Snow Removal:Snow removal is managed by the HOA and will occur when accumulation reaches designated thresholds. Driveways and walkways will be cleared as conditions require — no action needed from guests.

  • Safety & Emergency Info

    Your safety is our top priority. In an emergency, please call 911 immediately. Once everyone is safe, notify the Luxe Haus team so we can further assist.

    A fire extinguisher and first aid kit is located under the kitchen sink for your convenience.
