Home Entry & Address Information

All access instructions, home address, as well as lock codes and entry details, will be securely delivered via email 24 hours before your check-in.

Important – Gated Community Access

A gate pass QR code will be sent to you via email by a member of our team prior to check-in. Please be sure to screenshot, download, or print the QR code in advance, as it is required to access the neighborhood where your property is located. If you’re unable to locate your gate pass or experience any issues, please contact us, and we’ll assist right away.

Parking Details

This home offers ample parking for 2 vehicles in the garage and 4 vehicles in the driveway. A garage door opener will be provided to you upon arrival for garage access. Please note that roadside parking is not permitted at any time, in The Colony.

Please note: The driveway is long and winding—use caution, especially in winter.

Winter Driving Advisory

While neighborhood roads are regularly plowed during the winter season, snow and ice are common, and conditions can be slick. We strongly recommend an all-wheel drive or 4×4 vehicle during snowy months.

Things To Know

  • Heating Information

    This home is equipped with central heating and air conditioning to ensure year-round comfort.

    Each bedroom features its own individual heating and AC control, allowing guests to adjust the temperature to their personal preference.

    Main wall-mounted thermostat controls are located in the kitchen and the primary bedroom for convenient access and overall system management.

  • Fireplace Use

    All fireplaces in the home are gas-operated and controlled by individual remotes. Each remote is designated for its specific room and should remain in that room at all times.

    Every bedroom is equipped with its own fireplace remote and TV remote for added comfort and convenience.

  • Spa Instructions

    The spa cover code is 1583. The control panel is located on the exterior wall post near the pool/hot tub.

    To operate the cover: Press C for Cover and U for Uncover. Hold the button down continuously for the entire duration of opening or closing.

    Please ensure the cover pumps are ON when the covers are closed to prevent water or debris from accumulating.

    The spa is set to 104°F for optimal comfort.

  • Pool Instructions

    The pool cover code is 1583. The control panel is located on the exterior wall post near the pool/hot tub.
    To operate the cover: Press C for Cover and U for Uncover. Hold the button down continuously for the entire duration of opening or closing.

    Please ensure the cover pumps are ON when the cover is closed to prevent water or debris from accumulating.

    Pool heating is available upon request. Guests must communicate their desired temperature in advance. The pool is typically set between 85–90°F, depending on preference.

  • Theater Room

    The theater is equipped with a full surround sound system for an immersive viewing experience.

    The Property Manager will provide a walkthrough of the system operation upon arrival.

    Please note: there is no cable service. Guests may log in to the theater and TV streaming apps using their personal accounts. Be sure to log out of all accounts prior to departure.

  • In-Home Sound System

    The home is equipped with a Sonos sound system, accessible through the Sonos mobile app.

    Guests may connect and control audio in the Family Room and Breakfast Kitchen area only. Please ensure you are selecting the correct room within the app when connecting.

  • Ski Access & Gear Storage

    The home offers five (5) private ski lockers available for guest use to conveniently store ski and snowboard equipment.

    Please do not lean skis or snowboards against any glass surfaces or the exterior siding of the home. This can cause damage to both equipment and property.

    Skis and snowboards may be stored outside on the lower patio, which is heated to allow snow to melt off gear naturally.

    Once gear is free of snow and moisture, it may be brought inside and stored in the designated ski room.

    The home also offers access to a private ski run leading directly to the residence. To access the trail, take the Quicksilver Gondola and then the Flat Iron Lift. From the top, ski west on Golden Spruce, where you will find the private homeowners’ trail descending to the home. Please note this trail does not have an official name and is reserved for the homeowners and our guests.

    This run is not owned or operated by Park City Mountain, and conditions are not maintained by the resort. Snow coverage and grooming may vary, so please use caution.

  • Firepit Use

    The home features two gas fire pits:
    • Lower Patio: Located between the pool and hot tub. Operates with a gas key and should be lit using a lighter.
    • Upper Patio: Operates with a gas key and should be lit using a lighter.
    To operate, insert the gas key, turn slowly to release gas, and light carefully with a lighter.

    Please do not tamper with any gas lines. If the pilot light goes out or you experience any issues, contact the Luxe Haus team immediately at 435-291-1402 for assistance.

  • Elevator Use

    The elevator provides convenient access between levels of the home. Your host will walk you through proper operation during the welcome walkthrough.

    Please note: One side of the elevator opens on the upper level, and the opposite side opens on the lower level.

  • Steam Showers

    The home is equipped with two steam showers. However, due system sensitivity, the steam function is not available for guest use during stays.

  • Artwork Notice

    The home features several high-value art pieces, including a custom neon light installation.

    Please note: the neon artwork does not have protective plexiglass covering. If touched or handled, the glass components can shatter and cause damage.

    There is a button labeled “Art” on the home control system that adjusts the color and lighting of the installation. Guests are not permitted to operate or adjust this feature, and children should not play near or interact with the artwork.

    We kindly ask that all artwork in the home be admired but not touched.

  • Trash & Recycling Details

    Trash and recycling bins are located inside the garage as well as alongside the garage in the trash canopy — no need to move them.

    Pickup Days: Bins are brought to the curb on Mondays and returned to the garage on Tuesdays.

    Access Notice: Contractors will briefly access the property using secure codes to manage this service — please don’t be alarmed if you see them during these times.

  • House Guidelines & Quiet Hours

    Smoking: This home is strictly non-smoking — including all indoor areas, decks, and patios.

    Pets: Pets are only permitted with prior written approval from Luxe Haus. Additional pet fees may apply.

    Quiet Hours: The Colony observes quiet hours from 9:00 PM to 9:00 AM to ensure a peaceful environment for all guests and neighbors.

  • Weekly Maintenance Schedule

    Spa Servicing: Scheduled weekly on Wednesdays. Please note, the vendor will walk along the side of the home to access the hot tub.

    Trash Pickup: Trash is picked up every Tuesday.

    Snow Removal:Snow removal is managed by the HOA and will occur when accumulation reaches designated thresholds. Driveways and walkways will be cleared as conditions require — no action needed from guests. Please note: The snowcat comes very early in the morning, please ensure the blinds are closed in order to prevent any sleep disturbance due to headlights during grooming.

  • Safety & Emergency Info

    Your safety is our top priority. In an emergency, please call 911 immediately. Once everyone is safe, notify the Luxe Haus team so we can further assist.

    A fire extinguisher and first aid kit is located under the kitchen sink for your convenience.
