Things To Know

• AC & Heating Information

  Talus Ridge is equipped with a radiant floor heating system.
  
  Look for Luxe Haus signage near each unit for additional instructions.
  
  If you experience any issues, contact home manager Matt directly at 435-901-8170.

• Trash & Recycling Details

  Trash and recycling bins are located inside the garage during winter months and outside in the summer. Luxe Haus handles bin service for you — no need to move them.
  
  Pickup Days: Bins are brought to the curb on Mondays and returned to the garage on Tuesdays
  
  Access Notice: Contractors will briefly access the garage using secure codes to manage this service — please don’t be alarmed if you see them during these times.

• Fireplace Use

  Talus Ridge features several cozy gas fireplaces, each controlled via remote control.
  
  Specific fireplace instructions can be found on Luxe Haus signage located next to each fireplace.
  
  If the pilot light goes out on any fireplace, please contact home manager Matt directly at 435-901-8170.
  
  Do not tamper with gas lines.

• Spa Instructions

  The hot tub is located over the bridgeway, down the stairs to the lowest level through the exterior door by the sauna.
  
  Controlled via the panel located on the hot tub on the side closest to the door back into the property.
  
  The hot tub is serviced Tuesdays and Fridays. For any issues, please contact the home manager, Matt at 435-901-8170.

• Sauna Instructions

  The sauna is located over the bridgeway, down the stairs to the lowest level, on the right side of the hallway.
  
  Controlled via the panel to the left of the sauna door — ensure the top knob is turned fully to the highest heat setting. Use the white switch to turn on the sauna lights, and the bottom knob to set the timer (up to 60 minutes).
  
  Usage guidelines can also be found on Luxe Haus signage located near the unit.

• House Guidelines & Quiet Hours

  Smoking: Talus Ridge is strictly non-smoking — including all indoor areas, decks, and patios.
  
  The Colony observes quiet hours from 9:00 PM to 9:00 AM to ensure a peaceful environment for all guests and neighbors. During these hours, no outdoor music is permitted, and if using the hot tub, please keep voices low as sound carries easily — neighbors will call if noise levels are high.

• Ski Access Info

  the corridor to the left — just past the theater and bunk rooms, and before the laundry area — to reach the ski path.
  
  Closest lift and run: Tombstone Lift services the house, and Another World is the connecting ski run.

• Snow Removal

  now removal begins at 6:00 AM on snow days following 4 inches of accumulation and occurs twice daily to help maintain clear access.

• Home Sound System

  Sonos Sound System: Guests can access the home’s Sonos system using the tablet located on the kitchen counter, or (most recommended) by connecting directly through the Sonos mobile app.
  
  Ensure your device is connected to the home’s Wi-Fi network — the system will automatically link once connected.

• Safety & Emergency Info

  Your safety is our top priority. In an emergency, please call 911 immediately. Once everyone is safe, notify the Luxe Haus team so we can further assist.
  
  A fire extinguisher and first aid kit is located under the kitchen sink for your convenience.
